It should be clear what to expect already when arriving at Areal Böhler: An improved pedestrian and cyclist connection leads people from the entrance to a new square that can be programmed with events and expo-related offerings. To improve safety and spatial hierarchy, the driving lanes are pushed to the edges and separated from pedestrian areas.

Gehl was hired to create a vision for the transformation of the former Böhler steel yard site and establish a clear design vision through research and collaborative workshops. Building on these findings, the team co-created a comprehensive Masterplan Framework with the client, delivering a flexible strategy that maximized the site’s potential for public spaces and future development.

Underrepresented historic icons like the former Water tower will be celebrated by upgrading the adjacent spaces and lanes between industrial halls. This creates inviting, flexible event areas for the many conventions that are taking place on site. Ultimately, this refined design welcomes all visitors upon arrival, offering formal spots to sit, gather, or grab a coffee at the entrances.
With its proximity to residential areas, the low-scale industrial quarter has the potential to be transformed into a lively destination with an emphasis on hospitality, shopping and gastronomy. By removing parking and driving lanes, a diverse public space network emerges. The industrial halls will be be transformed and filled with commercial and cultural functions.

Transforming Areal Böhler through new programs

The client’s initial request was to develop an improved mobility concept for the industrial area that could balance heavy logistics traffic with safety for the event venues emerging on the site. The Gehl team convinced the client to embed the mobility concept within a more comprehensive masterplan framework that would establish a hierarchy of spaces, introduce new programs to the industrial heritage buildings, and reconnect the previously walled-off industrial area with its surroundings.

The vision rests on three main pillars: integrating the area into the surrounding urban fabric, establishing a comprehensive green network, and transitioning to a car-free environment. The site is divided into four programmatic zones, focusing on outward-facing urban experiences, upgraded event spaces, a quiet core for offices, and a central connecting park. This layout utilizes a fifteen-minute neighborhood model to ensure that everyday amenities are highly walkable.

The landscape strategy emphasizes climate adaptation, biodiversity, and stormwater management by introducing native plantings and expanded tree canopies. Mobility is restructured by limiting driving to essential perimeter loops and centralizing vehicles in multifunctional hubs, thereby prioritizing active transport such as cycling and walking. Built environment guidelines balance heritage conservation with strategic densification, categorizing actions into refurbishing, retrofitting, removing, or rebuilding structures while preserving historic industrial characteristics.

A multi-stage phasing plan guides implementation from early activations beginning in 2025 through the final completion of the district beyond 2035.

To turn the Areal Böhler steel yard into a diverse district, the masterplan establishes four new programmatic identities to create a vibrant new piece of city. This transformation is driven by a soft mobility strategy that concentrates parking to unlock high-quality public spaces, while a diverse network of green spaces seamlessly connects the new neighborhoods.
