Located in Orange County, the third most populous county in California, Related Bristol transforms an underutilized strip shopping center into a diverse and vibrant mixed-use neighborhood. Gehl was the lead masterplanner and led a collaborative visioning and site planning process with the client and team of expert consultants. The master plan concept transitions the area into a world class, mixed-use neighborhood: a new typology in Santa Ana.

A new neighborhood for Santa Ana

The Bristol Santa Ana master plan delivers a new mixed-use typology in southern California. A walkable, vibrant neighborhood that helps Orange County meet its housing goals while delivering a new best-in-class retail environment to complement the well-known South Coast Plaza shopping center across the street. Bristol is a place where you can live, shop, and play, accessing amenities and open spaces by foot or by bike.

Approved by the City of Santa Ana in fall 2024, the Related Bristol Specific Plan envisions 3,750 new homes, 200 homes for seniors, a 250 key hotel, and 350,000 square feet of retail and dining space. The site plan is developed around 13 acres of open space. There are two large primary open spaces: Bristol Plaza and Bristol Green are the buzzing heart of the project for shopping and dining, while Bristol Commons serves as the neighborhood recreation center. Each of these spaces is connected by two mobility corridors: Bristol Paseo, a multimodal shopping street; and the Green Link, a pedestrian-first and vehicle free connection lined with neighborhood residences.
